One option you may come across is a discount broker, who typically offers a lower commission or a more limited range of services than a traditional full-service agent. On the surface, saving on commission can sound like an easy way to keep more money from your sale. But as a realtor, I always encourage homeowners to look beyond the commission rate and consider the bigger financial picture. The right question isn’t simply, “Who charges the least?” It’s, “Who can help me achieve the best overall outcome?”

A lower commission doesn’t necessarily mean a lower-cost sale. Selling a home involves much more than putting a property on the MLS. Pricing strategy, preparation, professional photography, marketing, buyer communication, negotiations, inspections, disclosures, and transaction management can all have a meaningful impact on the final result. If a discount broker provides fewer services, you may find yourself handling tasks that a full-service agent would normally manage. More importantly, an inexperienced or overly hands-off approach could potentially cost you more through a lower sale price, extended time on the market, or less favorable terms. I believe homeowners should evaluate what they are actually receiving for the fee—not just the fee itself.

That doesn’t mean a discount broker is automatically the wrong choice. Every seller has different priorities, and some homeowners may be comfortable taking on more responsibility in exchange for a lower commission. If you’re considering one, ask detailed questions about exactly what is included. Will they help you determine the right listing price? How will your property be marketed? Are professional photography, online advertising, open houses, and buyer outreach included? Who will handle negotiations and the transaction once you receive an offer? Understanding these details can help you determine whether the savings are worth the trade-offs.

Ultimately, selling a home is a major financial decision, and I believe your focus should be on net proceeds, not just commission savings. A strong agent should be able to explain how their strategy is designed to attract qualified buyers, create competition, negotiate effectively, and protect your interests throughout the transaction. Before choosing an agent, compare the complete service offering, experience, marketing strategy, and expected results—not simply the percentage they charge.
