What to Know Before Buying a Home With an ADU

If you’re shopping for a home with an accessory dwelling unit (ADU), you may see it as an exciting opportunity to get more space and flexibility for your money. An ADU can serve as a guest suite, home office, space for extended family, or potentially a source of rental income. But as a Realtor, I always remind buyers that an ADU is more than just an extra structure in the backyard. Before making an offer, it’s important to understand how the unit was built, whether it was properly permitted, and how it fits into your long-term plans.

One of the first things I recommend is verifying the ADU’s permits and legal status. An attractive unit doesn’t necessarily mean it was constructed according to local requirements. Buyers should review available permits, square footage, utility connections, and the property’s records to make sure the ADU is recognized appropriately by the local jurisdiction. This is especially important in the East Bay, where cities can have different requirements. If you’re considering a property with an ADU, I can help you identify the questions to ask and connect you with the appropriate professionals for further verification.

You’ll also want to think carefully about the ADU’s condition and ongoing costs. Just like the main house, an ADU should be evaluated for its roof, plumbing, electrical systems, heating and cooling, windows, foundation, and overall construction. If you plan to rent it out, consider how much rental income it could realistically generate compared with expenses such as maintenance, utilities, insurance, and potential upgrades. It’s also worth understanding how the ADU affects the property’s overall value. While an ADU can be a valuable feature, buyers shouldn’t automatically assume that every dollar spent building or improving one will translate directly into additional resale value.

Finally, think about how you will actually use the space. An ADU can provide incredible flexibility, but the right property depends on your specific goals. Maybe you want a private space for aging parents, a quiet home office, a place for visiting family, or an opportunity to generate supplemental rental income. When I work with buyers, I encourage them to look beyond the extra square footage and consider the entire property, including location, layout, condition, financing, and future resale potential. If you’re considering buying a home with an ADU in the East Bay, I’d be happy to help you evaluate the opportunity and determine whether it truly makes sense for your needs.
